You pay in arrears of work

The single most common way a building job goes wrong is money moving ahead of work: a big deposit, a slow start, and a customer who discovers their leverage vanished the day they paid. We invoice for work that has been completed and, where relevant, inspected.

That one term changes everything downstream. We cannot afford to start a job we cannot staff, so we do not take it — which is why our sites are not the ones standing open for three silent weeks.

Our own trades, one contract

Bricklayers, plasterers, carpenters, plumbers, electricians — employed, not a chain of subcontractors meeting for the first time on your drive. When trades share an employer, the junctions between them are owned instead of argued about.

You get one written scope, one programme, one project manager and one invoice. When something needs resolving, it is resolved — not negotiated between strangers.

A named project manager

Your job is run by a person, not a switchboard: Jagpreet Singh (Sandeep) or Simarjit Singh (Sonu), depending on where the work sits. One person who knows the whole job, whose number is in your phone.

That matters most on the day something unexpected turns up behind a wall — a decision made by someone who knows the whole picture, priced and agreed in writing before anyone carries on.

We photograph everything

Online project tracking means stage-by-stage photographs — the trench before the pour, the steels before the casing, the tanking before the tiles. You watch your own job move without ringing anyone.

It is also why this website can show you whole builds instead of ten best angles. A builder who photographs the stages that get buried is a builder who is not worried about you seeing them.

The paperwork survives us

Building control completion certificates, Part P electrical certification, FENSA for glazing, waste transfer notes — collected into a handover pack you keep.

That pack is what a buyer's solicitor asks for in ten years. Most disputes at sale time trace back to a builder who never bothered; ours trace to a folder.

Eighteen years, one postcode

A family business since 2008, based in Chadwell Heath and still there. Companies that treat customers badly do not survive eighteen years in one part of London — the school gates would finish them long before the courts could.

East London is our home ground, and all 32 boroughs are our range. The van goes where the work is; the reputation stays where we live.

What we will not do

We will not take a large deposit before work starts. Where materials genuinely need funding, that is a specified materials payment against an order — not a percentage of the contract handed over in advance.

We will not price a job from a photograph and call it a quotation. A photograph gets you an honest ballpark; a binding price comes after a survey.

And we will not start a job we cannot resource. It is the most common reason a build stalls, and the payment terms above are exactly why it cannot happen here.
